Buying a house is easy right?

You wake up one random Saturday morning, roll over, look over at your loved one and say, “Honey, let’s buy a house together!”

Your heart starts beating frantically, a wave of uncontrollable emotions rush in, “Ok, ok, we can do this, we’re old enough, right?…we’ve saved up some money (though I didn’t think it was going to be for a down payment), where do we even start?”

You get ready to make breakfast this particular Saturday morning, but realize you’re all out of eggs (how did this happen, didn’t you just buy a dozen last week!?), so you run to your local Publix. On the way there, you see some balloons and the ever so tempting sign, pointing toward the neighborhood you’ve had eye on for quite some time…

“OPEN HOUSE! 11-2pm.”

This must be a sign! The universe MUST KNOW I’m ready to buy a house! Yes!!

Has this ever happened to you? It seems like every time we’re in the market for something (a minivan, a new fishing boat, … a new iPad), these products pop out of the woodwork and relentlessly announce their presence! I know this happens to me on a daily basis.

But now, back to the original question, buying a house is easy, right?

I’d say that it’s a rather simple process, but there sure is a lot to it. And if you want the best possible deal, it’s best to work with a real estate professional.

Sure, there are websites out there (Zillow, Trulia, Realtor.com) that help you see what’s on the market (more on that in another blog topic) but do they really have your best interests in mind?

Are these websites going to help you determine whether this is a good deal or not, are you paying fair market value ?

How about the Real Estate Agents that show up next to the houses you’re browsing? How do you choose among all 7,126 Real Estate agents in Jacksonville, FL (current as of Feb 2017)?

As you consider buying a new house, let me leave you with a few homework items as you embark on this journey.

  1. Consider your finances – credit score, the amount of money in your savings account, how much do you want to pay for a monthly mortgage?
  2. How do you want to finance your new home? Are you veteran (use a VA loan!)? FHA or Conventional Loan Financing? Do you need down payment assistance? How about 100% financing options?
  3. Do you have a trusted Realtor that you’re working? If not, we can help! And if we can’t help you, we will help get you in touch with someone that can.

So is buying a house easy? We'll let you be the judge of that, but we do believe the process is simple. Equip yourself with the right network of support and you'll wonder why you didn't buy sooner!
